Corporate Woods Site Improvements

Corporate Woods is a 300-acre office park in the Kansas City suburb of Overland Park, owned and managed by MetLife, and a premier office address. The landscape architect was charged with preparing a master plan of specific improvements, which could be implemented individually, be phased in over time, and which would help keep Corporate Woods attractive and competitive in its segment of the real estate market.
One of the specific site problems, illustrated in the photograph above, was to improve the first floor of Building 9, which was surrounded by parking and felt as if it was in the parking lot. This space had been difficult to rent. The site and landscape plan called for evergreen and deciduous shrub planting along the back of the sidewalk, in order to create a sense of separation between the parking and the building; planting of large numbers of river birch trees, in small groups, in order to reinforce the sense of separation and to provide seasonal interest; and planting of a row of flowering shrubs at the base of the building in order to provide seasonal color. Related work included reduction in size of concrete paving at the building entry, relocation of existing light features away from the centerline of the doors, and new seasonal flowerbeds flanking the building entry.
