High-Rise and Mid-Rise Residential
High-rise and mid-rise residential developments are generally projects in a dense urban environment, and require site and landscape program and design responses specific to the building types and land-use. Located in the urban core, residents may not have access to the small neighborhood parks and open space characteristic of lower-density or suburban residential development, therefore the development that can provide private or shared (common) open space and landscape and outdoor amenities on site has a better quality of life, and a marketing advantage in terms of both attracting and retaining tenants.
Wolff Landscape Architecture, Inc. has been the landscape architect for numerous urban high-rise and mid-rise residential developments where the project may include not only a roof garden but a comprehensive “amenity level” with shrub, perennial, and groundcover planting in various gardens, lawns, and sitting areas; a pool deck with swimming pool, lap pool, spa, cabanas, and sundeck; outdoor kitchen and bar with gas barbecue grills, sinks and running water, refrigerators, a bar than can be set up by caterers or residents for planned or more spontaneous parties, and movable tables and chairs that can be used and rearranged by residents; running track and multi-use exercise and yoga areas; water features; and firepits. The amenity level at Aqua, for example, has an area of more than 80,000 square feet, and includes all of the amenities listed above, including a 1/5-mile running track, a six-lane lap pool, and cabanas not only around the pool deck but in the garden as well.
